hazardous materials (asbestos, lead, mercury) and outdated equipment,
along with major electrical upgrades—replacement of four high-tension
traction power units, switchgear, feeder cables, control systems, and
fiber optic infrastructure. Priorities include hazardous material
abatement and sanitary piping replacement. Modernization features
PLC-based SCADA integration, Keltron emergency monitoring, and
lighting and communication upgrades. Structural work includes concrete
floor restoration, mezzanine stair installation, and interior renovations.
Mechanical improvements involve HVAC upgrades, gas-fired water
heaters, and steam coil re-piping. All work complies with applicable
